How to Sell Your Home Above Market Value

When we have a home to sell, we like to figure out how we can add value and boost its sale price. The goal is to sell for more than the competition, and at this point, we pretty much have it down to a science.

At the outset, we assess what we have, what we don’t have, and what we can do to add value. Less is more, and we don’t want to do too much and start damaging our equity. Paint, for example, is a cheap, easy way to add value to your home.

After we have the house looking good and ready to go, it’s time to take photos. Photography is incredibly important in real estate—95% of buyers begin their home search online, so you want your property to really pop in its pictures. We call the best photographer in the area to come and take some phenomenal shots.

After this, we do some strategic marketing. We list during a certain time frame in order to get the most people through the home, which helps to get many buyers interested. Some people may really love the home, and if they begin to act with their emotions, they can easily drum up a bidding war. You’ll then see your value begin to rise. Just last week, we helped someone sell for $18,000 above asking price—and that was after we had already set it at a high amount!
